Yes, supposedly there is a way by using Private Annuity Trusts (also known as PATs). Unfortunately, there are very few companies, attorneys, accountants, and realtors who are familiar with these.

The better question is not 'how' but 'why?' With the exception of a few dot-com'ers who made big bucks in the stock market - real estate is traditionally a safer investment with higher yields over the long term - for the average person. If you're dealing with management issues, there are plenty of different types of real estate investments (ie: Single Tenant Net Lease or NNN Lease) that require virtually no management - you just get a check every month (and make your loan payment). Regardless, you're best off calling a local CPA or your bank (talk to a financial advisor) for any tax advise.
