How can I access foreclosure sales (listings) for free?


Question:
I am looking to invest in a foreclosed home (to live in, not to re-sell). As I understand, it is possible to get a decent price for a decent property. I researched it, and I can't seem to find any good web-sites with information that would be relevent and free. All the sites that i was able to find required a credit card to be on file, and only offered limited time trials.

Do you have any suggestions of where this info might be located?
Are there auctions that are held on a weekly basis?
Is there a particular place (like banks or city hall) that would host this kind of info?

I am looking into purchaising a home in or around Boston, MA.

how about look at your county records for "notice of foreclosure" or "notice of trustee sale"
then go see if its on the current mls
you dont want that one
you want the ones that are actually going ot go thru foreclosure and the owners want out.
u have to go to county records to see if the home is worth your time. if they have a mortgage of 100% of the ***'d value then it's not worth it.
There should be a whole bunch of sites out there with that sort of information. Just doing a quick search, I came up with those listed below. Have a look through them and see if any have what you are looking for.

Find a Realtor who is savvy in real estate investments. While you are looking, go to the HUD website (below) to start your search. Additionally, check with banks in your local area for their REO Dept (Real Estate Owned).

What I've found is that these lists are very hard to obtain for free. Just as you, I've found that you have to give your credit card information for free trials, etc. for a lot of websites out there.

Real estate agents have access to these lists but they are not going to just hand them over to you because then you wouldn't need them thus they wouldn't get their commission for selling the house to you.

You can try banks but you will need to know the specific questions with the correct wording in order to get that list. You aren't going to be able to just go in and say I'd like to withdraw $500 and may I have a foreclosure listing on the side? It isn't Mickey D's. And then there are gurus who will sell that information to you, exactly who in the bank to call, what to say, etc.

Since you asked for free listings the best thing I can suggest is to peruse your local paper or online community, sometimes people places ads for help before they foreclose. Or you can place an ad (you can do this free online) that says something like 'before you foreclose, contact me or I may be able to prevent your house from foreclosing". Then real live people will contact you and you can try to negotiate however, I advise that you consult your lawyer and there will probably be time contraints dependent upon foreclosure date and I'm assuming you will have to get the bank loan, etc.

Hmmm. Ya, a lot of the good site are going to only offer free trials. There is a reason for this though. The free site like HUD only offer HUD homes. THose subscription services have listings from hundreds of sources.

I would atleast try one of them.
