I am a realtor in Santa Clarita, CA and would love to assist you with this purchase. I work very heavily with pre-foreclosure and foreclosure sales, and have contacts in almost all 50 states, so I could probably get you to someone in most any area if you are not in CA.
We use Realty Tract and have had good success with it. We deal with the owner through negotiations until we are either successful in getting them out of trouble or they hire us to get them a forebearance agreement for us to sell the property for them. If we are hired by an investor we try to buy the note and the mortgage for a yield and or equity return directly from the lender and if necessary after aquisition our principals foreclose or receive the yield that was negotiated in the purchase of the note and mortgage.

That would be a short sale which means that you would have a Realtor like myself pull comparable properties in the area then make a acceptable offer that would have to be approved by the lender holding the note. Although this can be very time consuming and with the market now in full swing for buyers I have a few listings that are in the antelope valley area at a great price that could be used as income property.
