How can I find out about foreclosures in California?


Question:
I called a few banks and they won't give out the information. And I don't want to pay these toll free numbers. There has to be a way.
Ask escrow companies. Look for notice of default. Do you have money though? I understand foreclosure auctions require CASH!!

This is an age old question, how do I find free foreclosure listings.

There are no free rides in the real estate industry, but here are a few suggestions.

#1 Look in your local newspaper under notice of Defalut (NOD) You will find several listed

#2 Go to the county court house you may browse through the listings they have since all foreclosures must be recorded there (Call and see if there are any fees and cost involved in this)

#3 Advertise in your local newspaper that you are now looking and seeking foreclosures. There will be a nominal charge, call and inquire from the newspaper in which you want to place your ad what this cost would be and the size of the ads you can run as well as the length of time.

#4 You can place fliers in your local neighborhood stating that you are in the foreclosure business.

#5 You can do mass mailings to certain neighborhoods or a particular neighborhood seeking those that are in foreclosure.

You can go to the county's website you are looking in and they should have all notice of defaults and what stages the foreclosures are headed in. Also foreclosure sales are posted in the newspaper, most newspapers have this section at the back of the classified sections. The other thing to do is find a realtor specializing in foreclosures, most of the larger real estate offices will have an agent that works with Fannie May or Freddie Mac. If a property is in full foreclosure headed for sale it does take cash to purchase if you find the ones that have notice of defaults then you can find the short sales, and do financing options.
