There is a bunch of them out there. My best advice is find someone locally who is doing it now and ask if you can shadow them in the process. I got lucky and one person is showing the whole process from start to finish.
I think each area of the country must be different - there are a ton of books listed at Amazon.com - but our area handles them differently then what is suggested in these books. The auction is held on the front step of the court house (after being posted in the newspaper 3 times) and the buyer must pay the price at the time they win the bid. We had some nuts inflation over the past few years that is now correcting and the houses coming up are defaults on loans that are higher then the property value. One house was on the market for $539,000. Dropped to $498,000. after several months and sold a t auction for $342,000 (that was more than the loan amount in this case). Greedy owner could have saved themselves by being realistic to begin with. You could look in the paper and try dealing with the owners directly - this can become confrontational. I have seen Realtor ads saying "in foreclosures - make offer". Our county assessor post the foreclosure filings on the web site - see if your area does.
If you want or are looking for a list of current foreclosure properties, visit the county sheriff's office or website for a free list and information about buying them.
Try Foreclosure Service company investor network. They provide you with good sources and information but I am not sure how much it costs you exactly. Sorry!
