There are several thing to consider out in the riverside area, First 1/50 home are now reposed on not vacant and the rate of homes that are behind in there mortgage is another 1/20 and the expect the rate to double in the next six months.
Next is the bank are not selling these homes since they know it will flood the market and drop prices even more so the list are hard to get or they are just holding.
Lot of bad news and yet so many have there head in the sand.

There are many ways to find foreclosures without signing up for a membership or needing a credit card. They vary somewhat by government regulation and lending practices in your your specific area. However, banks are in the business to lend money, not be landlords. As a result, they are eager to liquidate any "dead weight" on their books as quickly and efficiently as possible..even if it means taking a loss.
You may be able to find foreclosures and reo properties by contacting major lenders in your area and asking for their foreclosure department. Simply ask how and where they sell their foreclosed properties. Another source is to call your county assessors office and ask if they can refer you to the auctioneer, government agency, etc. that is used in your area to handle foreclosures. In my area, one auction company handles most of the foreclosures for the county.
