Which area? I'm an agent in Southern California. I have such a list for the whole California (a real list, updated every day, not some year old info from some website.)
http://www.realtytrac.com is one of many websites that will alert you to pending foreclosures. You can even find people who have just been sent a default notice by the lender. Great site but you have to pay for it.
I'm not sure where you could find a home foreclosures list, but someone who is losing their home might not have paid their property taxes either and sometimes cities will auction off homes for the cost of the property taxes owed. In which case contact city hall and they can provide you with the list, most cities hold the auctions once a year.
Other than that I guess local banks would know which homes are being forclosed, but I don't know if they are allowed to give out any details.
Don't bother with websites as I've found they are out of date. Your best source will be the county courthouse and your local paper. In the classified sections, you will find listing of foreclosures.
If you want to find Pre-foreclosures, you will need to advertise that you help with those situations.
I'm in Las Vegas, Here you can get the Notice of defaults from the county records. They are online. I would recomend you speak to a realtor, some of us get them sent to us daily.

The list that will always have the current information is going to come from the county courthouse (recorder's office). That is where the Notices Of Default are filed against the subject real estate.
You can get lists from websites. Normally expect to pay a fee. Some title companies will provide information for no charge if they think you will be doing business with them later.
