I'm a Century 21 agent in Southern California and I have a list of foreclosures for the whole state of California, which is updated every day.
I provide it to my clients for free. I'm sure you can find an agent in your area to help you.
They are listed at the courthouse of the county you are looking in.
Look for communities where a factor has close. Look for high unemployment.

If you want to find homes for sale then check the county records for Notices Of Default (NOD). Check with agents who have bank owned property listed for sale. Remember that foreclosures are listed by county when checking legal records.
