Foreclosure:I found a house through the county clerk postings for foreclosure, how do I get the price?

Question:

u cant, it will be publicly auctioned by the bank for the remainder of the loan balance, try asking who holds the mortgage (what bank) and try contacting the bank and seeing what the balance is so you can get an idea.
you can call the county clerk office where you found the posting for it. they will either give you the price or direct you to the bank or lending company who took over for the foreclosure and then work your way that way. also remember to see the house and get it appraised before you even decide to do anything with it.
Contact a Realtor and let them do the work for you. In most areas, buyers do not pay Realtors, but you want their expertise, because you can count on it that if there is competition for the house others will have a professional representing them.

But as with any type of property like that, do not wait. You need to be ready to move in case there is an option to buy prior to a public auction or something like that. Get your finances in order now.

The best deals in real estate are not because people were lucky. They were not standing on the sideline watching for deals. They were right in front of them and ready to act. I have a network of over 300 Realtors around the country. Email me and let me know where you are, I may be able to hook you up with one you can trust.

The first answer is correct for some foreclosures, but there are many ways that can go, so that is the reason for the Realtor.
Usually, these are sold at auction at the courthouse steps once a month. (Depending on your county).
Contact the courthouseand do all of your research to find out the maximum you are willing to bid. This is a great idea, but you have to show proof of funds (either cash or a letter from the bank) at the end of the auction.

Usually by the time it reaches the courthouse steps, it's too late (too many people interested). If you have the address of the property, go to your tax assessors webpage and find out who the owner is. Through various avenues you can get their contact information to call them, request more info about the house, and try to close a deal before it go to actual foreclosure at the courthouse.

Honestly, foreclosed properties are not that good. They are auctioned off and the auction expects to get paid at the time of the auction. Do you have the hundred thousand available in cash to make that payment? If not, then you have already lost the house to a bigger investor who does.

Seriously, you are about to step into the ring with a contender who has more money and more knowledge about the housing market. Most banks will call their buddies when they have a good foreclosure and all that is sold at the courthouse is the crap leftover.
