Foreclosure?


Question:
what is foreclosure and is it the best way to go if you cannot keep up with your mortgage. my mortgage will being going up next month. should i make this payment or start foreclosure.

Answer:
If you are not able to sell the house you could consider a Deed in Lieu. In essence you are giving the house back to the lender instead of making them foreclose. As long as you owe less than the house is worth your lender should agree to this. Then you walk away with nothing, but you no longer owe. If you get foreclosed on you will still owe the balance of your mortgage.
Foreclosure is considered a bad thing and is made public. It tells the whole world that you could not keep up the payments on your house and didn't do anything (like sell your house or refinance) and just let it go back to the lender.

If you cannot keep up the payments on your home, I suggest you put it up for sale. See if you mortgage can be assumed by the new buyers to make it easier to sell.

If you haven't made a payment on your house for a while and this is your primary residence, (where you live) then you may be able to get legal protection to keep your house and renegotiate your mortgage payments.
