If the house can sell for what is owed you can get a short sale. That means the bank sells it quickly and gets you out of foreclosure. Short sales look bad on a credit report, but not nearly as bad as a foreclosure.
If you want to stay in the house you have to bring the mortgage up to current and most times get a new lender.
