Once my foreclosure date comes-what happens?

They are supposed to give you a 90 day advance notice as to when you are supposed to be out, And you are not supposed to take any thing that is affixed to the house but many do.
Installed items become a part of the property and legally may not be removed, however, conscience permitting and if you have the old removed items, they can be replaced without nobody being the wiser. Upon the foreclose date, you will be served with an order to vacate the premises, If you fail to do so, the Sheriff will come and move you and your possessions to the curb.
Instead of waiting for a foreclosure date. Here is something that you can do. Talk to your lender try to work out a solution. If your current lender is not willing or able to work with you, you may be able to refinance your mortgage with another lender. Some lenders may want you to sign a promissory note for the difference between the value of the home and the amount you owe. Before signing any documents consult a lawyer or a housing counselor.
Non profit organizations are available to help you avoid foreclosure. You can call Neighborhood Works America 888 995 HOPE day or night or go to their website www.nw.org
HUD has a list of approved counselors by state (www.hud.gov/counseling) Use their list as a starting point to find good counselors.

You can usually take everything on the property that is not considered a fixture. Fixtures will be things like doors, water pipes, the furnace, stove, etc., that is permanently attached to the property and was meant to stay with the property.
Ceiling fans and door knobs would probably count as fixtures, since they were attached to the property and removing them would cause damage that would need to be repaired for the house to be usable. Removing a doorknob is different from removing the microwave.
