How do I find homes before they go into foreclosure?

Question: I'm working on short sales and would like some advice on finding distressed property.

Answer:
Not easy to do, since the first notice of a pending foreclosure is the filing of a foreclosure action at the local courthouse. By the time it reaches that stage, it gets far more difficult to work on any sort of short sale agreement.

Best you can do is advertise for anyone who might be considering a short sale and wait for the phone to ring.
