It depends on if you want to bail the person out so they don't have the forclosure on their record...if you want to then you should just buy them out. If you could care less about buying them out then just buy it at the forclosure sale...you will get the property for a lot less then what they owe now.
I wouldn't necessarily hire a real estate agent (why throw 6% down the crapper if you know you want this place) but do get an inspection, so you don't have any suprises!
Hire BOTH.
