Go to your local bank.
Use the website below and talk with the people that are in the house to find out who the bank is that is carrying the note. Make a reasonable offer to that bank.
Do not buy the midnight infomercial programs. The only one making money off of them are the guys receiving the $39.95 for the program.
Out of all of the foreclosure books that I have read, none is comparable to Thomas Lucier's Preforeclosure book. It get rights to the point (to an extent) and is very complete. IMHO, his materials are 10x better than the late night infomercial crap you see.
The best and most accurate place to get foreclosure information is from your local public record system, which is usually located at your clerk's recorders office. If you are unfamiliar with your county's public record computer systems, don't hesitate and ask the public servants to help you out. Don't be shy! If you are interested and want to learn and become a successful investor you can not shy away from the little things like this such as asking for help.
I feel that investing in foreclosures is not the best way for a real estate newie to begin his/her career as an investor. There are just too many pitfalls and too much of a hassle for a newbie to deal with. I recommend that you learn how to invest in abandoned, code violated and condemned properties.

Anyone else check out this site? I enjoy ebooks cuz I can read them on my computer and everyone I get gives me a little nugget of information that is going to help me succeed. . This sites info really gave me everything I need to know... I think I can finally stop wasting my hard earned cake on seminars, books, ebooks, audio tapes on how to do foreclosure and pre-foreclosures. But check it out for yourself, hopefully it helps you like it did me.

find yourself a good local Realtor, who deals a lot with foreclosures. They are a "pain" to work with if you don't have any experience.
