most places copy from Hud or other federal programs and give you a list...HUD is the best and free place to get that...there are no "secrets" worth paying for in this kind of deal...there are several real estate companies that work for the banks holding a bad note too that deal in foreclosed homes.depends on how it got done...and yes the timing does matter, but to go out and buy a course is to give away your money..

the information there is 10 times better than what you are going to get elsewhere and Carleton Sheets is hoping you do want to buy his program...you might find it at a yard sale..some of the information is good...but not practicable..however, there is the odd bird who will disagree and say that he/she sure has done it this way and it works everytime...
there are no free lunches, there are no shortcuts...but there sure are a great deal of many opportunities out there..the real deal is to properly educate yourself to know the industry and that can be done without the fad books and by exploring the local government listings on-line for where you live, library and so forth...what you need is information...not a pile of stuff you cannot use that has cost you a fortune..it is and has always been available...work for it, work at it...HUD, SallieMae, Freddie Mac and even the Consumer Reports thing out of Pueblo Colorado are all great and reliable resources.
