Looking for sites that focus on foreclosures, or suggestions on how to gain that information.?

Question:
Does anyone know how to search for properties that are being forclosed on? Or even tax sales? Looking for a horse/farm property and hoping that I can find one that is being foreclosed on. Located in PA.
try searching in yur favorite search engine
"houses foreclosed in Pennsylvania"
and if you have a specific town add that to the search as well
Call around to a few Mortgage entities in Pa. and ask if they have any foreclosures coming up that might fit your criteria.

You could call a BUYER'S agent to assist in the search.
Go down to the local courthouse and ask the court clerk where they post foreclosures and tax lien properties. Go to the list and read through to see what properties you may be interested in. They will have numbers for each property which you should write down. Take that list of numbers back to the court clerk and they will pull the files on each one and you can get the information you need to make a decision on what property you might like to buy. They may mix in residential property with farmland (I'm not sure) and you may have to really look for what you want. Youcould also ask the clerk if they have separate listing for farm land. Sometimes farms can only go to auctions which is another list option for you.
I have had on and off success with various websites. The best
website I have had success with was http://foreclosureXP.com/
They are owned by one of the major banks and let you
start searching for free . Hope this helps!
There are two types of foreclosures, government foreclosures and bank foreclosures. Govt foreclosures (tax sales) are due to failure to pay property taxes and bank foreclosures are due to failure to pay the mortgage.

There is one main site for both govt and bank foreclosures, you can find free listings here:

Before you invest though, please make sure you know how to do your due diligence and proper research. Look for the chain of title, liens, assessments, bankruptcy issues, etc. Because you trap yourself into

paying more than what you expected. For suggested reading, go on amazon or another bookstore and take a look at Complete Guide to Real Estate Tax Liens and Foreclosure Deeds: Learn in 7 Days by Don Sausa [isbn
0978834682]. It has some good checklists and examples on how to research.
