Depends upon who holds the mortgage. If there is a lot of equity, the mortgage company tends to bid the highest.. HUD is a good place though to start a search.. you can go firstgov.com.. Great sight for all kinds of information. Foreclosures are listed there.. Another great way to sometimes get a property cheap is to find out who owes back taxes.. These are usually listed in the newspaper 2x a year.. All a person has to do is pay the taxes, which gives you an interest in the property.. Then visit an attorney (before or after) and start your own foreclosure on the current owner... Many times, the properties are paid for and owners just tend to get lazy or cant afford the taxes.
But for a little bit of research time, you might find yourself a heck of a deal... Good Luck.. And remember tax delinquencies are public record - anyone can go to the court house & research it withou paying a dime... So beware of companies who charge you for this type of investigation.. Why oay when you can do it for yourself FREE!!!

local county seat has a county asssors office thay will have what you are looking for, howerer befor you bother you might ask yourself if you are the kind of person that can toss a down and out fammly out becasue thay cant pay, or perhpes you might just give them an opertunity to pay you back with in a certain amount of time that is more than the time the state gives, then you might be a blessing in discise
