How long after i file for foreclosure will i be able to rent an apartment?
Question:
Answer:
Regardless of what you may have heard.. you can get one now.
Your best option is to try with a private landlord. Often they dont even look at credit scores, espeicially if you can come up with a couple months rent up front. The larger the complex the more likely they are to be beurocratic and have set rules they will follow. So try for private landlords or small complexes. Someone will approve you for sure. Renting is not like getting a mortgage, its really quite easy to do. i have known people with the worst credit you could imagine get an apartment with ease.
immediatly.
2 things..
you dont file for foreclosure. its forced upon you...
foreclosures stay on your record 10 years....so you can assume 10 years if you want to rent from a larger community managed by a management company.
if not u could privately rent if they dont do credit checks.other than that....10 years
If you are truly filing for a foreclosure, that means you are the mortgage holder and are not being paid by the person buying this apartment. If you file for foreclosure, you may never get to rent the apartment because it will be put up for sale by a court-appointed referee. You can rent it out again when and if you purchase it back.
You should be able to rent an apartment right away after facing foreclosure, even if you lost the home and went all the way through the foreclosure process. It might be a little more difficult persuading landlords to overlook your recent credit history, but there are ways around that.
Hopefully, you were able to begin saving up a little bit of money during the foreclosure, since the bank was not accepting your payments. That will help you when renting a new apartment.
When you talk with landlords who want to pull your credit, you can do one of two things. The first would be to disclose the fact that you just suffered a financial hardship that led to foreclosure. Inform the landlord that you are trying to start over now, the hardship is over, and you did everything you could to avoid foreclosure, but were unsuccessful. The landlord may overlook the poor credit and give you the lease and a fresh start.
Second, you could offer the landlord extra money as rent paid in advance or a higher security deposit, in exchange for him NOT checking your credit at all. Just say that you were a victim of identity theft, or are very concerned about your privacy, etc., and would rather pay more up front than have your credit checked. Most landlords will understand this, especially if you can offer some of your savings to persuade him a little. Then no one will know that you were in foreclosure, you'll have some rent paid in advance, and you'll have your apartment.
Either method should help in getting you an apartment after foreclosure. There's no months-long waiting period, since landlords can decide on their own whether to give you the lease or not.
Good luck.
