They are way behind the power curve when it comes to foreclosures. When that notice of default hits, the property owner gets swarmed by lawyers, agents, and prospective buyers (sharks). If you're not first in line, you're wasting your time. It is not untypical for them to be approached by two hundred people within three days. How many people do you know who have just had 226 solicitations and low ball offers want to listen to number 227?
My mother in law did this and said all the listings were really old and had already went to auction. She said it was a complete waste of money. Check with your county accessors and records department. They should offer this either free or for a nominal fee. Its public record. Also, if you know anyone who works in title or escrow, they should be able to get this fairly easy. Offer them a 18 pack or dinner and you will get better results. Good Luck.
