There are websites that lists foreclosures. They are small companies that normally are regional. However, you are getting the information second hand. The information on foreclosures is public information but the reporting depends on the state law. What state are you looking for foreclosures? Foreclosure is a legal process by which the security (the home) loan is accelerated and eventually sold to the highest bidder on the courthouse steps. In the northeastern and midwest states like NY, OH, MI a lender goes to court and must file a lawsuit prior to proceeding to foreclose. In the southern and western states like NC, VA, CO, CA the lender has the trustee or substitute trustee report in a newspaper of general circulation a notice of default and intent to sell. You want to find the newspapers that list these notice of defaults. If you repost this question or contact me I can refer you to regional lists, but again you are getting them second hand with competition and paying for it.

It is best to do research and get your own list. The problem with sites that offer foreclosure list is that they sell the same list to everyone.
Do the following to get your own list:
1. Open the phone book to title company listings.
2. Call each company and request a FARMS package or a listing of all propertys that are STRESSED, are behind in payments or have problems with the titles. Tell them you want all the information they have for each propery including the owner name and phone.
3. Contact the owner of the stressed property and tell them if they are intested in selling the place to get out of a stressed property situation, etc.
This takes a lot of leg work, but the pay off is a lower price for the buyer (you). If you wait to long a propery will go to auction/foreclosure and then every one knows about it. My recommendation lets you get first shot with no other bids most of the time.
