Where can I get a list of properties as soon as the owner get a notice of default or scheduled foreclosures?

Question:

Answer:
dependent where you are

In canada, a notice of default is not filed in court, just mailed to the person in default

If the default continues, then a court action is started by way of filing a lis pendens, which is a notice to the world that some action is started against the owner of the property that the lis pendens is file. That would be the first time the general public would be notified of any action being taken, it is my understanding that the same or similar proceduce exists in the USA.

To find out about these lis pendens, one would go to the local court house and check the record of all the filed cases for each day, and sthat would be your staring point.

There are companies that do this service for a fee and one can subscribe to these lists and receive them by email, fax or mail

in Canada there was a company called "business today", that worked out of Vancouver, offering this service for all the BC court houses,

If you do a web search for court record and registry companies, I am sure you will likely find what you are looking for.

Good Luck
It depends on what state you're in but it usually will run in a local paper for one month before foreclosure. In the ads section.
www.firstpreston.com good source of HUD and REO's

or you can go to the courthouse the first Tuesday of the month and they post foreclosure listings up for auction.
You have two good choices here. The first would be to have close ties to or become yourself, a loan manager with a reputable bank.
Your second choice is to find that same sort of connection with a mortgage house. You might also want to look into debt consolidation companys. I hope you're not a "pirate" just waiting in the wings!
Any number of pay services. They're expensive, but worth every penny if you're serious about working that market.

You can also find a agents who pay for the lists but are willing to share with their clients.
They are usually posted at the County Courthouse
