Eviction is the ONLY way to make them move out. Now, you might be able to get them to move on their own. $$$$$$ talks! When I bought my REO, the prev owner was out by the close of escrow. If he hadn't been, I could have evicted him. Where I live it takes 6-10 weeks. That's lost rent & more time to be distructive. On hte other hand. I'd have offered him $2000 to move. Payable cash when they give me the keys & a reciept that states they are giving up possession.
I'd give them some time to get their stuff out, but I want legal possession!! Once I have that. I'm in the driver's seat. I can change the locks at any time.

Laws may depend on local, especially regarding the number of days of notice requirements. Yoiu may need to give 30 or more days notice to tenents.

Sometimes paying them to move is the fastest and cheapest way to get them to leave without trashing the place.
