However, there is a new web site www.BuySellListings.com that is geared towards helping property owners sell their homes in pre foreclosure status. It's free registration and does not charge a monthly fee to view the list of homes.
If an owner receive a Notice of Default and they want to sell there house before it goes into foreclosure, they can post their pre foreclosed home on www.buyselllistings.com. Buyers who visit that site can view the property information posted by the owner and contact the home owner directly. It's a new site and might be helpful to your career in real estate investment. I would suggest calling a title company, ie, First American, Fidelity, and ask them for a List of Default loans...They will know what your looking for.

That we are aware of there is nothing for free when it comes to a full pre-foreclosure list. The lady that suggested realty tract is right. We have found them to have the most detailed reporting available out of all the ones we have checked (and paid for) from the day the notices to foreclose go out all the way to the listing.

Any number of places. However, the free ones are a waste of your time and any money you do spend checking them out.
The for-pay ones are typically 10 days to two weeks in front of the free ones. The people who work the market pay for the services that cost money. As soon as that Notice of Default hits, those owners are the target of every bankruptcy lawyer, hard money lender, real estate agent, and lowballing shark in the known universe. These people know the market, and the ones who need cash have it. If you want to buy a foreclosure, you better have a certain amount of cash that you are prepared to risk losing.
By the time you get the information from a free site, the owners have been approached by hundreds of people. Why should they say yes to you on attempt #242 when they've said no to 241 other folks with better plans, and more cash?
If you want foreclosures, find an agent that works in the market and pays for the lists already.
One final note: until that Notice of Default hits, being late on the mortgage is Privacy Act Information. An experienced agent can sometimes read between the lines on an MLS listing, but until that Notice of Default hits, there is no confirmation.
