Foreclosure procedure?


Question:
What is the effective way to approach homeowner if the property is in the pre-foreclosure stage and I'm interested to purchase it?

Anybody who has done this or realtor who is familiar with this process, please advise. Thanks!

Answer:
Call the homeowner and let them know you are interested in purchasing their home. You may be able to purchase through a short sale. It will save the homeowner a foreclosure.
If the bank foreclosures there probably will be an auction. You can go to it and bid on the property. If no one takes it at the auction then it will probably get listed with a Realtor that handles foreclosure properties.
Check the deed to find out what bank is foreclosing. You may be able to contact them directly. In NH, we have a web site will all deeds. You state may have a similar site.
Well, there are several ways to approach them. I would write a formal letter offering to purchase the house. Then maybe follow up by stopping by. Keep in mind they are at a vulnerable stage so make it as professional as possible.
