HUD and Bank owned properties. Of course you will need a REALTOR to put in a bid for you but you can do the looking yourself..I think you can even set it up to e-mail you when something new comes your way..
You can also call a local Realtor and ask them to e-mail or call you when a new foreclosure comes on the market..ss

The problem with most foreclosure lists is that they're compiled from public records data, which is usually out of date, inaccurate, or incomplete. Names are wrong, a property listed a pre-foreclosure is actually long foreclosed on and resold, etc.
And the worst part is that, besides the address of the property and names of the owners, the lists don't have any contact information. So most people are forced to send out thousands of postcards or mailers that are usually unopened, thrown away, or are sent to vacant houses of former owners who have moved.
We used these kinds of records (free and paid) and never got a response that was worth all of the hard work and expense that goes into sending out mailings on a regular basis.
Your best bet might be buying actual verified foreclosure leads, rather than lists. Leads have contact information, including phone numbers, cell phone, work phone, home phone, etc., as well as the homeowners' email addresses. This results in a higher-quality pool of homes to look through.
Even though the volume of leads can't compare to a mass dumping of public records, at least you won't be marketing to people who don't even care what happens to the homes.
Most of the foreclosure lists out there are awful. Foreclosure leads have eliminated a lot of our frustration with out of date and inaccurate information. I'd suggest looking more into those, since you'll free up a lot of time that you can use to put together better deals on properties that actually want help.
